Closing Disclosure vs. Loan Estimate: How to Find Changes

Do not review the Closing Disclosure from memory. Put it beside the latest valid Loan Estimate and mark every change that affects payment, cost or cash to close.

Find Closing Disclosure changes by reconciling the final mortgage disclosure against the Loan Estimate, including rates, payments, fees and credits.

Does a corrected disclosure restart review time?

Start with loan terms

Compare loan amount, term, product, rate, prepayment penalty and balloon payment. A changed amount can mean costs were rolled into the loan and will accrue interest.

Compare the loan before the fees. Check loan amount, rate, product, term, prepayment feature and balloon feature first. A fee explanation cannot cure a final loan that differs from the one selected.

Compare projected payments

Review the initial payment and every disclosed change. Check mortgage insurance, escrow and items paid outside escrow.

Create a line-by-line change log. For every difference, record the estimate, final amount, dollar change, stated reason and supporting document. Separate lender-controlled costs from chosen-provider, government, prepaid and escrow amounts so the right question reaches the right party.

If the projected payment changed because taxes or insurance moved, reconcile the initial escrow payment and account terms before accepting the revised monthly total.

Audit cost categories

Match origination charges and required services line by line. For shoppable services, compare the provider and price with what you selected.

Reconcile the bottom line last. After individual changes are understood, verify credits, deposits, payoffs and cash to close. Confirm payment instructions through a trusted channel and keep the explanation file with the signed disclosure.

Reconcile credits and deposits

Trace lender credits, seller credits, earnest money and other amounts already paid. Request correction when a credit is missing or allocated differently.

Use the review window

For most covered mortgages, the Closing Disclosure arrives at least three business days before closing. Escalate unexplained changes immediately and obtain a corrected document when required.

Investigate changes by category, cause and consequence

A changed number is not automatically wrong, and an unchanged total is not automatically safe. One higher charge can be hidden by a larger credit or lower amount elsewhere.

Questions that expose an uneven comparison

  • Why did this amount change?
  • Was this change permitted by a revised circumstance?
  • Does a corrected disclosure restart review time?
  • When and how should funds be delivered?

Details to normalize before comparing

  • Latest Estimate beside final disclosure
  • Rate and product match
  • Payment changes explained
  • Providers and fees checked
  • Credits reconciled
  • Cash-to-close source confirmed

Build the comparison record

A fair comparison needs more than two headline figures. Use one row for each decision-critical item, preserve where it came from and resolve the written question before choosing an option.

For this decision, the first working threshold is concrete: Latest Estimate beside final disclosure; Rate and product match; Payment changes explained.

Read those checks beside the sections on Start with loan terms, Compare projected payments, Audit cost categories. Completing one item does not cure a mismatch elsewhere, so leave the decision open until the record is internally consistent.

Assign every unresolved row an owner and a date for receiving the missing document so it cannot disappear in the rush to sign.
