Evidence worth collecting before you rely on the claim
- All deadlines calendared
- Inspector independent
- Specialists allowed
- Notice method known
- Repair terms written
- Reinspection planned
Gaps the record still needs to resolve
- Which inspections are permitted?
- What notice preserves my rights?
- Can I terminate or only request repairs?
- Who verifies completed work?
Map the deadline chain
Record inspection, specialist, objection, response and termination dates. Leave time to receive reports and deliver notice correctly.
Budget time for follow-up. Schedule the general inspection early enough to obtain specialist reports, estimates and advice before the notice deadline. A finding on the last day may have little value if the contract requires a specific written response.
Choose scope from the property
Add roof, sewer, chimney, pest, environmental, pool or structural specialists when observations and local conditions justify them.
Classify before negotiating. Separate safety issues, active damage, near-term replacements, maintenance and optional improvements. This prevents a long report from obscuring the few findings that materially change price, risk or willingness to proceed.
Separate condition from remedy
Classify findings by safety, immediate cost and remaining life. Then read whether the contract allows repair requests, credits, repricing or termination.
Verify any promised repair. State the work, standard, contractor qualification, permit, completion date, receipt and reinspection right in writing. A credit and a repair solve different problems, so price each alternative before selecting one.
Verify agreed work
Put repairs, contractor qualifications, permits, receipts and reinspection rights in writing. A seller’s verbal promise is not a completed repair.
Connect each finding to a contract choice
An inspection report describes conditions. The contingency supplies deadlines and possible responses. Keep the technical evidence and contract remedy in the same working file.
Three evidence tests that deserve extra weight
All deadlines calendared

Assemble an evidence file
A reassuring statement is not the same as evidence. Tie each important claim to the document, inspection, identity record or written response that would let another reader verify it later.
For this decision, the first working threshold is concrete: All deadlines calendared; Inspector independent; Specialists allowed.
Read those checks beside the sections on Map the deadline chain, Choose scope from the property, Separate condition from remedy. Completing one item does not cure a mismatch elsewhere, so leave the decision open until the record is internally consistent.
Assign every unresolved row an owner and a date for receiving the missing document so it cannot disappear in the rush to sign.
| Claim to verify | Evidence worth keeping | Gap to resolve |
|---|---|---|
| All deadlines calendared | Record the exact date, lead time, delivery rule and proof that notice was sent or received. | Which inspections are permitted? |
| Inspector independent | Mark the controlling page or source, its version date, the responsible party and any exception that changes the result. | What notice preserves my rights? |
| Specialists allowed | Mark the controlling page or source, its version date, the responsible party and any exception that changes the result. | Can I terminate or only request repairs? |
| Notice method known | Record the exact date, lead time, delivery rule and proof that notice was sent or received. | Who verifies completed work? |
| Repair terms written | Record the exact date, lead time, delivery rule and proof that notice was sent or received. | Which inspections are permitted? |
| Reinspection planned | Keep the dated inspection, photographs, written findings and any repair estimate or promised remedy. | What notice preserves my rights? |
Do not let one clean record substitute for another. Identity, condition, authority, price and timing can each require different evidence and different sources.
