Identify the triggering event
Check whether the fee applies to full payoff, refinance, sale, partial prepayment or principal reductions above a threshold. Different transactions can be treated differently.
Name every trigger. Mark whether full payoff, refinance, sale, partial payment or a yearly principal amount can activate the charge. Similar sounding clauses can treat these events differently, so use the contract wording rather than a product label.
Map the penalty window
Record when the restriction begins and ends. A declining penalty can produce a different refinance decision one month later.
Request an illustrative payoff. Ask for a written payoff illustration on a realistic date inside the penalty window and another just after it ends. This exposes the balance, accrued interest, fee formula and timing difference in actual dollars.
Reconstruct the formula
The fee may be a percentage of balance, months of interest or another stated amount. Request a written payoff illustration for a realistic date.
Include the charge in break-even work. When considering a refinance, combine the prepayment charge with new closing costs and benefits lost from the old loan. Compare that total with monthly savings over the period you expect to keep the replacement debt.
Check exceptions
Some provisions exclude sale, death, hardship or smaller annual principal reductions. Confirm eligibility and required documentation before relying on an exception.
Include it in break-even
Add the payoff fee, new closing costs and any lost benefits to refinance cost. Divide by monthly savings only after the new and old loans are compared at the same horizon.
Price the exit on dates you may actually use
A prepayment restriction matters only when connected to a plausible sale, refinance or principal-payment date. Build a dated exit test rather than recording a simple yes or no.

Timing details to confirm in writing
- Would a home sale trigger this fee?
- How much could I prepay each year?
- What would payoff cost on a specific date?
- Where is the term shown in the disclosure?
Extra Loan Payment Calculator uses the values from this review in a working calculation.

Build the deadline file
Timing rights fail when the date, notice rule and delivery proof live in different places. Put them in one working file and calculate backward from the controlling event.
For this decision, the first working threshold is concrete: Trigger events listed; End date recorded; Formula calculated.
Read those checks beside the sections on Identify the triggering event, Map the penalty window, Reconstruct the formula. Completing one item does not cure a mismatch elsewhere, so leave the decision open until the record is internally consistent.
Assign every unresolved row an owner and a date for receiving the missing document so it cannot disappear in the rush to sign.
| Timing control | Record to preserve | Written confirmation |
|---|---|---|
| Trigger events listed | Mark the controlling page or source, its version date, the responsible party and any exception that changes the result. | Would a home sale trigger this fee? |
| End date recorded | Record the exact date, lead time, delivery rule and proof that notice was sent or received. | How much could I prepay each year? |
| Formula calculated | Mark the controlling page or source, its version date, the responsible party and any exception that changes the result. | What would payoff cost on a specific date? |
| Exceptions verified | Mark the controlling page or source, its version date, the responsible party and any exception that changes the result. | Where is the term shown in the disclosure? |
| Written payoff quote obtained | Record the trigger, calculation, notice method, effective date and written confirmation of the exit result. | Would a home sale trigger this fee? |
| Refinance break-even updated | Record the exact date, lead time, delivery rule and proof that notice was sent or received. | How much could I prepay each year? |
Calendar an earlier personal deadline when delivery or processing time matters. Keep the notice and proof together instead of relying on a sent-message screen alone.
